The Return to the Office


One of the key questions we asked participants was how often they go into the office and how this is guiding their return to office strategy for Q3 and Q4 of 2023.

A staggering 57% of the respondents indicated that they were back in the office four or more days a week. After speaking with several participants, we discovered that in-person collaboration and social interaction were the primary reasons why employees enjoyed being back in the office. Despite the rise of remote work, the value of face-to-face communication and teamwork remains crucial for many professionals.

Reshaping the Traditional Working Week

Our research also highlighted the changing dynamics of the traditional working week. Tuesday emerged as the most popular day for employees to go into the office, closely followed by Wednesday. These findings underscore the influence of the hybrid working model on reshaping the office routine.

As firms adapt to this new work paradigm, they are also reassessing the amount of office space they require. This has led to a notable shift in demand for fully fitted serviced office spaces on flexible lease terms.

With a greater emphasis on cost efficiency and annual expenditure, businesses are becoming more budget-conscious than ever before.

The Appeal of Flexible Workspaces

To shed light on the increasing popularity of flexible workspaces, we turned to Jordan Roe from Grafter, who shared valuable insights. Roe explained that businesses, during periods of uncertainty, are re-evaluating their overheads and seeking smaller workspaces with all-inclusive pricing. This makes flexible workspaces an ideal solution.

The networking and community aspects of shared buildings are attractive to many companies. Growing businesses find ample opportunities to connect and network organically in such environments.

Hybrid working, with employees typically working on Tuesdays, Wednesdays, and Thursdays, allows for mid-week collaboration in a shared space, further enhancing the appeal of flexible workspaces.

The Importance of Amenities

When it comes to touring flexible offices, we asked participants to rank the importance of various amenities. The results revealed intriguing insights into what employees value the most.  

Topping the list were breakout/collaborative spaces which garnered a significant 38% of the votes. This indicates a strong desire for spaces that foster creativity and collaboration. Time and time again we have clients increasingly asking us what ancillary spaces are included when it comes to shortlisting properties for touring.  

Following closely behind were fully stocked pantries at 23%, providing a convenient and comfortable environment for employees. This also allows office managers to invest more time in key day-to-day operations of the business. 

Phone booths, with their focus on privacy and quiet spaces, were deemed important by 21% of respondents.  

Lastly, coming in at 19% were on-site meeting rooms. This highlights the need for dedicated spaces to facilitate formal discussions and presentations.
